The public is hereby notified that the Paradise Town Council is considering amending its 2016 Municipal Plan and Development Regulations. The proposed amendment consists of two parts. The first part involves adjusting the Municipal Boundary to accurately reflect the development pattern and servicing responsibilities within the Country Gardens Subdivision, as determined in the “Town of Paradise and Town of Portugal Cove-St. Philip’s Boundary Adjustment Feasibility Study”. The second part of the amendment proposes redesignation of land use from “Open Space” to “Residential,” and rezoning from “Conservation” to “Residential Medium Density” and “Residential Subdivision Area.” These changes are necessary to accurately reflect the current conditions of an area primarily located near Moonlight Drive, by adjusting the land use designation and zoning. An amendment to the St. John’s Urban Region Regional Plan (SJURRP) is also required to re-designate the subject land from “Restricted Development” to “Urban Development” as shown below. This Public Notice is advertised in accordance with section 14 of the Urban and Rural Planning Act, 2000. Information concerning the proposed amendment to “SJURRP” and the 2016 Paradise Municipal Plan and Development Regulations are available for public review from Friday, March 29, 2024 to Monday, April 15, 2024.
