The subject property is located within the Industrial General (IG) use zone in which a general assembly use is considered a discretionary use of the zone. The subject property is located within the Residential Medium Density (RMD) Use zone, in which the minimum frontage requirement is 15.25 meters. In order to permit the reduced frontage, an approval of a 10% variance is required. The Urban and Rural Planning Act permits Council to consider a variance to the Regulations up to a maximum of 10%.
